The Opportunity
At Russell and Gratiot, the site sits at a natural crossroads between Eastern Market, Lafayette Park and downtown. The opportunity was to add affordable housing while reinforcing the district’s identity as a place for food, art, makers and small businesses.
The Challenge
The project had to preserve affordability in a rapidly changing location, fit new construction into an industrial, market-district context, assemble layered public and tax-credit financing, and create a genuine connection between housing and the surrounding creative economy.
The Approach
Build a walkable, mixed-use development around the existing alley network and neighborhood character: 78 affordable homes plus live/work, retail and creative space, with sustainability features and local murals preserved and highlighted.
The Result
The Hive on Russell opened in September 2026, with a mixed-use environment designed to connect residents to Eastern Market, downtown, Lafayette Park, transit and neighborhood businesses.
Why It Matters
Affordable housing can be an engine of placemaking rather than a use set apart from it. Here, long-term affordability is tied to culture, entrepreneurship and walkability in a district central to Detroit’s identity. Good development also means setting egos aside, with agencies supporting one another to advance the public good.
